Austin: Tip #1 - get pre approved and get a pre approval from someone like Chris over at Caliber Home Loans. This shows that your financing is strong and you've taken the necessary steps to start your home buying journey.
Your offer won't even be looked at if you don't have this.
Chris: Exactly - in this market, if you don't have it, you've lost before you've even started.
Austin: Tip #2- Move QUICKLY! Especially in a sellers market with more buyers than sellers, it's imperative to get in to see a prospective home the day it comes on, or as soon as possible.
Chris: Yes, it's important to work with a full time real estate agent that can do this, as well as a lender who is going to be available to you after hours.
(SIDE NOTE): Chris has talked to my clients SEVERAL times late at night and on Friday nights. Does your lender do this?
Austin: Tip #3- Make your offer stand out. We do this through fact-finding and building a relationship with the broker to understand what's most important to the sellers when making an offer. Writing a letter, shorter close, longer close, rent back - it depends.
Chris: We ALWAYS make the phone call to the listing brokers, let them know you're pre approved and your financing is good to go. This gives them a peace of mind when making a decision.
