Here are 6 questions that you can ask a real estate agent before you hire them to sell your house.

1. ARE YOU A FULL TIME AGENT?

When you sell your house, it's paramount you hire an agent that works full time in the profession, so you can get the attention and service that's REQUIRED when you sell your house. They'll also have a pulse on the market and know what's going on with home prices. If you want exceptional results, you'll want to hire someone that's devoted to the career and can properly serve you. It's more than "throwing it on the market" and hoping you'll get your expectations exceeded. Do you want someone "part time" to help guide you through the largest transaction of your life?

2. ARE YOU FAMILIAR WITH MY NEIGHBORHOOD?

Yes, this is big. Hire someone who knows what's going on in your neighborhood and has sold homes in your area. If they don't know anything about your neighborhood, how are they going to sell your house to these potential buyers?

3. HOW DID YOU PRICE MY HOME?

What did they do to justify the price? How did they arrive at the price? I always, always justify the price of the home given comparable properties, market conditions, and more. If they're giving you a price off the top of their head, they're probably not familiar with the market or over pricing it to get the listing. 

4. WHAT ARE YOUR FEES?

When you sell your house, you're paying the listing broker as well as the broker that brings the buyer. If they're quick to negotiate their fees, how good are they going to be negotiating on your behalf? You want a negotiator that can JUSTIFY their fees and provide enough value, that their fee is out of the question. And well, they can make YOU the most money.

5. WHAT IS YOUR MARKETING STRATEGY?

Again, it's not just putting the sign up and crossing your fingers. What is the agent going to do that's going to go ABOVE and BEYOND? Each property is unique and requires a unique marketing strategy, because it's going to attract a different buyer. Maker sure they're doing more for you. I like to come with an EXTENSIVE line by line marketing strategy that showcases how we're going to get you the most exposure, most people through the door, and most MONEY!

6. HOW WILL YOU HELP ME PREPARE MY HOME FOR SALE?

How are they going to help prepare your home for sale? I obsess over this preparation, because simple tasks can make you A LOT of money. Work with someone who knows what the market wants and what the buyers want. Presentation is absolutely VITAL and working with an agent who knows what the market is going to respond to is VITAL. Obsessing over presentation could make you a lot of money, because the images and internet perception is the first tour. How would you like to be seen? As the house with red walls and clutter or the house that looked AMAZING!?

In conclusion, i recommend sitting down with a few agents and asking them these questions. I encourage you to take your time and work with a professional when selling one of your most expensive assets.
